Step inside this beautifully light and contemporary property where you will find yourself in the entrance hall which firstly leads through to a separate WC. In the hall you will also find lots of coat and boot storage making this the perfect place to decant outdoor clothing after a day exploring, plus an undeniably useful utility room with a washing machine and tumble dryer.

From this practical area step through into the impressive open-plan lounge/kitchen/diner which provides a brilliantly sociable and multi-functional area where everyone can relax and dine together. This fabulous room boasts stylish seating arranged around a Smart TV, stunning countryside views, a set of patio doors and a set of French doors leading to outside.

The contemporary kitchen is equipped with two electric ovens and gas hob, microwave, large American-style fridge/freezer and also a dishwasher. Providing a stunning central feature, an oak and glass stairwell then leads to both the lower and upper levels, and via this firstly ascend to the first floor where you will discover an impressively spacious lounge with large comfy sofa’s, Smart TV, stunning countryside views and French doors opening to a Juliet balcony.

Also located on this floor is the first of the beautiful bedrooms, a master super-king-size with a door to a second Juliet balcony, dressing area, and en-suite shower and WC.

Venturing back down the stairs and onto the lower ground floor a spacious hallway doubles as a snug/play area and leads through to the rest of the bedrooms, the first of which is another large super-king-size zip-and-link (which can be made into a twin on request) with two additional pull out small single 2’6″ beds (that can be used to accommodate two additional guests), and an en-suite shower and WC.

Completing the inside of the property are two bedrooms, a spacious king-size with French doors to outside and an en-suite bathroom with bath, separate shower and WC, and a cosy twin room with an en-suite shower and WC.

Outside

Heading outside further highlights await in the shape of a large enclosed garden with a lawn, sun terrace with garden furniture and charcoal BBQ, and two further patio areas. Here is the perfect place to dine alfresco when the weather permits or even just enjoy a glass of your favourite tipple at the end of the day.

Guests can also enjoy access to two acres of grounds including a play paddock and nearby access to three public footpaths. Ample private off-road parking is provided. Please note this property has a private water supply.

Location

Ideally situated, you can stroll out directly from the grounds and explore the countryside and banks of the River Tamar. You will also be close to the coves and fishing villages that hug the south Cornish coast, including Looe and Polperro, and the sandy beach of Whitsand Bay.

Walkers will be in their element exploring the South West Coast Path and scenic Bodmin Moor, or exploring the picture postcard villages of Lanreath and Lerryn. Other attractions accessible from here include the historic naval city of Plymouth, Pentillie Castle and Gardens, Lanhydrock House, Sibleyback Lake and Cardinham Woods, and a little further away on the North Coast but still within easy reach are the surfing beaches of Polzeath, Padstow and Watergate Bay.
