Templeton luxury cottage in North Cornwall nestles at the top of the steps that lead down onto Mawgan Porth’s stunning beach. There is a large stream that runs down the south side of the beach, with plenty of rock pools and connecting caves for exploring. During the high season, lifeguards from the RNLI safeguard the coastline.
Templeton sits on a 1/2 acre plot, is airy, spacious and predominantly on the one level. A balcony wraps around the house with a glass balustrade, teak dining table, chairs and sun loungers. Under the house is a large, rough and ready, “beach changing room” with shower, drying room and a selection of bodyboards and wetsuits. The kitchen/breakfast room, dining room, living room, and master bedroom all have magnificent uninterrupted views of the ocean. To the rear of the property is a snug living room with TV and further bedrooms including a quad bunk room, which is ideal for younger children.
The beach faces west and is walled with high cliffs providing shelter from the wind however, Atlantic swells often produce large surf. Mawgan Porth, and the pretty village of St. Mawgan, sits in the perfect location for a peaceful, relaxing and wonderfully memorable holiday in Cornwall. Situated mid-way between Padstow and Newquay close to the South West Coastal Path on the rugged north Cornish coast, Mawgan Porth offers you a beautiful west-facing beach with stunning scenery, wondrous walks, and superb surfing. Furthermore, there are an amazing variety of restaurants to suit everyone’s taste and pocket: including a cosy pub, seafood restaurant, cafes and takeaways. Templeton is a dog-friendly house overlooking a beach that welcomes dogs year-round.

Ground Floor: Entrance hall, kitchen with fully fitted units and appliances, range cooker, breakfast table with views, and door to balcony. Just a few steps from the kitchen/breakfast room lead down into a separate dining room, also with beach views. There is a small utility room. A second double bedroom with 5′ bed, storage, ensuite shower room with WC and hand basin.
The grand living room, with comfortable sofas, a wood-burning stove and a flat-screen TV has further access to the balcony with more beach views through the floor-to-ceiling windows. Steps from the entrance hall lead to the:

Basement: A utilitarian hose-down changing room space for beachgoers, with a shower, WC, and drying area which is ideal for wetsuits. An exterior door leads beneath the balcony into the garden, which leads directly to the beach.
Exterior: The wrap around balcony has a large teak dining table and chairs. There are 2 teak steamer loungers, a chimnea, and a large Weber charcoal barbecue. The garden is mainly lawn with some shrubs, and a small stream running through the north edge of the property down to the beach. Parking is plentiful, the substantial drive can hold four cars comfortably.

Heating is via gas central heating and the wood-burning stove. The kitchen is fitted with modern equipment. There is a range cooker with two electric ovens and gas hob, a microwave, toaster, kettle, under counter fridge, and a dishwasher. The utility room holds a washing machine and a separate fridge/freezer. There is an iron and ironing board. The snug/TV room has a flat-screen digital TV and Superfast unlimited WiFi covers the whole home.
