About Kelly Green Mill (sleeps 6), Port Isaac

Kelly Green Mill is part of the Lamellen Estate which has been in the family for generations. It was a barn and mill for cattle feeds and part of Kelly Green farm. Recently, new buildings have replaced the old and the farm has been moved away from the river and 300 yards downstream of the Mill for environmental reasons. The Mill has views up the Allen valley. The garden, mostly grass and shrubs is about 2 acres. There is a fence along the river bank with a gate for access, the river Allen is a site of special scientific interest. Below the bridge the woods extend for 1 mile providing walks. The Barn is luxuriously appointed with all amenities that you can think of for a perfect family holiday including a spacious open plan living, kitchen and dining area, a games room with a half size snooker / pool table, snug room with TV, DVD, children’s games and a separate TV which can also be used for gaming.

With excellent access to the A39 all of the delights of the north Cornwall coast are within easy reach, the golden sandy beaches are plentiful from Trebarwith Strand to Newquay and you are thoroughly spoilt for choice. The quaint fishing village of Port Isaac is 10 minutes away and is famed for being an artist’s retreat and a film location for the likes of Doc Martin and Poldark. Padstow, and Rock, on the opposite bank of the Camel Estuary are both well worth a visit and there are a plethora of restaurants to suit all tastes from Michelin starred fine dining to cosy Cornish pubs with great home cooked food.

Ground Floor: The front door leads into the open plan living area with stairs leading to the first floor. To the left is the kitchen area with fully fitted units, a large American style fridge / freezer with integrated ice dispenser, a Rangemaster stove with gas hob and electric oven, French doors leading onto the patio, In the centre of the room is a large oak dining table and chairs with another set of French doors and at the opposite end of the building from the kitchen is the living area with a built in wood burning stove, comfortable sofas, built in seating and a further set of French doors. Stretching away at 90º from the main wing takes you to a utility WC with washing machine and tumble dryer, down a set of steps leads to the games room with pool table and external door to the gravelled parking area. Through the games room is a snug room with sofa, 2 TVs and a DVD player.
First Floor: There is a large landing at the top of the stairs (with fixed stair gate) with doors to; Master bedroom, triple aspect with 6′ double bed, storage and TV, ensuite bathroom with bath and shower over WC and hand basin. Twin bedroom with two 3′ zip and link beds, TV and storage. Second master bedroom, double aspect with 6′ double bed, storage and TV, ensuite bathroom with bath and shower over WC and hand basin. There is a corridor at 90º to the main wing which leads to a family bathroom with shower over, hand basin and WC. Down some steps to a family shower room with hand basin and WC. Single bedroom with 3′ bed and storage. Double bedroom, double aspect with 6′ zip and link beds, TV and storage.
Exterior: There is parking on the drive for at least 6 cars outside of the property. There is a 2 acre, private garden with patio table and chairs, barbecue and sun loungers.

Facilities & Services
The kitchen has a large range of units & work tops. There is a large, range oven with gas hob and electric ovens, a microwave, toaster, kettle, dishwasher and an American style fridge freezer with an integral ice maker. In the utility room there is a washing machine, tumble drier, iron and ironing board. The sitting room has a wood-burning stove and a large flat screen digital TV with Freesat & DVD player. There is flat screen TV in the snug. WiFi is available at the property. There are further TVs in all bedrooms with the exception of the single.

Electricity, heating, bed linen and towels are included but you will need to provide your own beach towels. Wood is supplied for the wood-burning stove. There is parking available for at least 6 cars on the drive. Regrettably there is no smoking. A maximum of 2 well behaved dogs may stay in the barn at a small additional price of £30.00 per dog per week. Please note dogs may not be left unattended in the property. There are cots and high chairs available on request.
