If you can tear yourself away from the sea views over Cawsand Bay and Plymouth Sound, there is direct access to the beach below from the property (kayak, paddles and life jackets all included).

No.3 The Old School House luxury self catering accommodation has 3 double bedrooms and 4 bathrooms with wonderful sea views, it’s the ultimate seaside retreat for both family holidays, get togethers with friends and romantic escapes. If the sea views from this property weren’t special enough, 3 The Old School House has an interior that could easily grace the pages of a swish destination-style magazine. 

Sink-in sofas, original artwork and reclaimed antique furniture give the space a relaxed luxe with clever lighting creating the perfect ambience to evenings spent winding down. Enjoy a morning coffee while taking in the views from a cushioned window seat, or plan the day’s adventures together in the beautiful open-plan kitchen before heading out for a swim at one of the pretty beaches in the surrounding area.

Situated right on the coastal path, an evening walk is virtually on the doorstep, or for a day out guests can explore the tiny unspoiled towns and villages that dot the landscape of this beautiful part of the Cornish coast.

 

Bedrooms

Everyone is sure of a blissful nights’ sleep after days of adventure and you can of course throw open the windows to welcome the warm, salty breeze along with the sounds of the bay. The deep mattresses are all covered in luxury Egyptian linen and the fluffiest white towels will be waiting for you.

The main bedroom is on the first-floor with a stunning super-king bed and boasts its own balcony, perfect for stargazing with a glass of something chilled. It also has a gorgeous en-suite bathroom with shower, underfloor heating and the added has the joy of a walk-in wardrobe. It’s a proper grown-ups room and super big! Stunning sunrises are an added bonus.

The Crow’s Nest is a really large dual aspect bedroom on the top floor with a super king size bed (this can be made into a twin), and views that stretch right across the sea to the lighthouse. It has an antique desk so if you are looking for somewhere to start writing that book of yours from (or simply do a little working from home) then this makes a pretty perfect location. It also has its own en-suite shower room. More gorgeous linens complete the luxurious feel of the room.

The Beach Snug – on the 1st floor has a super-king sized bed (but can be made into a twin) and is painted in a wonderful calming blue with reclaimed wood detailing and a super cute vintage wardrobe.

 

Bathrooms

The luxurious family bathroom is somewhere to retreat to with a glass or cup of something and a book as it has a stunning William Holland handmade copper and nickel bath and a large rain drench shower. Antique Cornish cider measures sit on the windowsill, a natural piece of driftwood sculpture and underfloor heating along with fluffy Egyptian cotton towels complete the feel of pure spa luxury.

At beach level there is another bathroom with shower – perfect when you come off the beach to get rid of that sand! And also an excellent place to clean up the dog if you have a four-legged friend who’s been in the water.

 

The space

The house is perfect for families and groups of friends to enjoy – whatever the weather. Spread over 4 floors there is plenty of room for everyone. On the beach level – with stunning views across the bay is a cook’s dream kitchen with an open plan living space cum dining area and a fabulously large you-want-to sink-in-it sofa.

The fully equipped kitchen boasts a granite topped island, electric oven, grill and hob, fridge, freezer, and dishwasher. From sandwich toaster to coffee milk frother, your every need has been catered for.

The dining area has a large Oka wooden table, wooden antique cushioned bench and chairs and is the perfect place to recount the fun of the day. There is a cushioned window seat for that cosy place to sit and watch the water from. There is also direct access from this level by private passageway to the beach one way and the garden the other way.

Here you will also find a utility/laundry room – and if wet suits are your thing here is a great place to hang them. Washing machine and dryer along with an extra drinks fridge (you are on holiday after all!) is all to be found here. It is also home to the beach shower room – perfect for a post beach washdown!

On the Ground floor a huge sitting area with large sinkable Loaf sofas, flat screen smart TV with Netflix, Now TV and Amazon, can be found – along with more stunning sea views – with a cushioned window seat to enjoy them from. Antiques and lots of books, games and puzzles make relaxation pretty much guaranteed. There is even a chess set hidden in the coffee table so you don’t have to rush your game.

 

Dog friendly

You’re welcome to bring your dog, but only 1 small to medium sized pooch allowed and let us know in advance as there is a small extra cleaning charge.

 

Work

For those needing to do a little work, not only is high speed broadband & wifi included, there is also a dedicated desk, and a window seat from which there is a great view of the MewStone – an island made famous by a painting by Turner of the same name.

 

A warm welcome

On arrival at 3 The Old School House there will be a basket of locally sourced goodies waiting for you including the most delicious sourdough bread, butter and milk. And a couple of bottles of local beer along with a bottle of something to get dinner going! Clipper Organic Tea, coffee and sugar all help to make sure your holiday starts straight away. We also provide in all the bedrooms Noble Isle toiletries including some from the Summer Rising Collection gathered from Cornish Hedgerows – they smell amazing and vegan and cruelty free made from sustainable British extracts.

 

Nearby  

Positioned in the heart of Cawsand & Kingsand – a beautiful Cornish fishing village, close to all the village pubs and eateries and on the coastal path for fantastic walks. Bleached summer mornings and wild winter storms with waves licking the walls of No3 are the norm of days spent here, but all year round the relaxed luxurious vibe will have you never wanting to leave.

Cawsand and neighbouring village Kingsand are both on The Rame Peninsula, one of Cornwall’s least well-known yet enormously beautiful areas. Sitting within the conservation area and an Area Of Outstanding Beauty within the Mount Edgcumbe country park, walk the South West coastal path from the front door, and find quiet beaches and leafy woodlands. Yet the quaint bustling village is within easy reach of Plymouth by car, or, by ferry.

Get into the water!

The huge advantage of No.3 The Old School House is that you have direct access to the beach. So its perfect for anyone who wants to swim, stare into rock pools, build sandcastles, snorkelling, paddle or anything else!

You can access the beach from the passage outside the kitchen. You can also access the water via the garden, going through the private gate to the sea steps. Depending on tides – this is often where you will find deeper water so its good for just jumping straight in! or maybe fishing for mackerel? Or even just sitting on the steps and having a coffee.

You will also have available for you and your guests a double sit-on kayak. Very stable but with life jackets provided (in adult and child size) it allows you to explore all the little nooks and crannies of the bay and is actually a very relaxing way to spend a few hours.

More kayaks can be rented along with paddleboards from Cawsand Beach. The bay is very sheltered so frequently hardly any waves – so all levels of water explorers can enjoy it. It is also a marine conservation zone – as it is home to the beautiful eel grass – a type of underwater grass (not seaweed surprisingly) which nurtures baby seahorses and other rare marine wildlife including a wonderful seal, frequently found sunbathing close to the house on the beach!
